About DXB Atlas

DXB Atlas is a data platform for Dubai residential property built on one rule: the data or nothing. Every price, yield and growth figure on this site is computed from records registered with the Dubai Land Department (sales transactions) and Ejari (rental contracts). We do not use listing prices, brochure numbers or estimates, and where the registered sample is too thin to trust, we show a dash instead of a guess.

Methodology in brief

We aggregate the trailing 12 months of residential transactions for every Dubai area with meaningful activity. Each area gets four ingredients: gross rental yield (median Ejari rent per square foot divided by median sale price per square foot), year-on-year growth in median price, liquidity (registered sales count) and entry price. A weighted composite (35/25/20/20) ranks all areas; the top eight become our picks, and we publish the case against famous areas that do not make the cut. What we deliberately do not do

We do not sell listings. We do not adjust numbers for partners. We do not show a yield computed from an asking price. Where data has known limitations (gross yields exclude service charges; medians can shift with sales mix; off-plan areas borrow rents from ready stock), we say so on the page where it matters.

Data sources and cadence

Dubai Land Department open data (sales and project registry), Ejari rental contracts, official developer availability lists for live inventory, and OpenStreetMap for boundaries. Data refreshes are dated on every page footer; anything older than 45 days is flagged as stale.
